Living at Heaton Place under the ownership option allows a resident, through their capital investment in real estate, the opportunity to realize a significant monthly saving by eliminating the rental expense portion of our Monthly Occupancy Fee. By limiting their monthly costs to strata fees, realty taxes, and the service package of their choice, an owner's monthly cash outlay, in most cases, is almost halved. Strata Fees are very reasonable when compared to similar projects but unlike most other projects our strata fees also include geothermal heating and air conditioning, hydro, unsecured wireless internet, basic cable television, complimentary laundry rooms, and telephone (except long distance) in addition
to typical strata expenses such as building and liability insurance; water and sewer, building and property maintenance and repair.
Ownership of a strata lot at Heaton Place is restricted to a number of select and specific strata lots which include twelve (12) one-bedroom suites and six (6) two-bedroom suites. These designated strata lots we refer to as our Ownership Pool. No other strata lots are available for sale beyond those selected for or specific to the Ownership Pool, All other strata lots not forming a part of our Ownership Pool are available for monthly rental pursuant to the terms and conditions of our Monthly Occupancy Agreement.
All strata lots in the Ownership Pool have been sold. Thus, individuals interested in ownership at Heaton Place must now look to purchasing a suite through the resale process; that is, when an owned strata lot forming a part of the Ownership pool becomes available for sale. Strata lots are available for rental pursuant to the terms and conditions of our Monthly occupancy Agreement. Monthly Occupancy Fees vary depending on the type of strata lot selected; the number of occupants who are a party to the Monthly occupancy Agreement; and the type of service package chosen by the occupants. ln addition to those services and amenities offered by most retirement communities, our service packages include geothermal heating and air conditioning, hydro, unsecured wireless internet, basic cable television, complimentary laundry rooms, and telephone (except long distance).
Please note: To be an owner or tenant at Heaton Place, applicant must be 50 years-of-age, meet our admission criteria, and subscribe to a service package.
